Lowest Mortgage Rates in 4 Weeks After July’s Inflation Data

Mortgage rates ended the week near their lowest levels since July 17, supported by encouraging inflation data and favorable movement in mortgage-backed securities.
A Volatile Start to the Week
The week began with upward pressure on bond yields as oil prices rose and geopolitical uncertainty increased. Because mortgage rates often move in the same direction as bond yields, this initially created a less favorable environment for borrowers.
Markets stabilized by Tuesday as investors prepared for two important inflation reports: the Consumer Price Index and the Producer Price Index.
Inflation Data Helps Mortgage Rates
Wednesday’s Consumer Price Index came in largely in line with expectations and produced only a limited market reaction.
The more meaningful change came Thursday, when July’s Producer Price Index was slightly lower than forecast in several key categories. The report suggested that wholesale inflation may be easing, despite higher fuel prices during the month.
Bond yields moved lower following the report, helping mortgage rates reach their lowest levels in approximately four weeks.
Mixed Signals From Retail Sales
Friday’s retail sales report was significantly weaker than expected. While softer economic data can support lower interest rates, analysts noted that the results were influenced by the timing of Amazon Prime Day and seasonal adjustments related to fuel sales.

After accounting for those factors, Treasury yields moved back toward their midweek levels. Mortgage-backed securities performed comparatively better, helping limit the increase in mortgage rates on Friday.
Overall, Thursday and Friday offered the most favorable mortgage-rate environment since July 17.
